Guest Parking Rules
We would like to take a moment to clarify the rules surrounding guest parking within our community to ensure fairness and consistency for all.
Guest Parking Rules:
The guest parking spaces are reserved exclusively for the short-term use of visitors to our community. We ask for your assistance in ensuring these spaces are utilized properly and responsibly.
Upon your guest’s arrival, it is required that the vehicle be registered immediately. This can be done by scanning the QR code posted on the signs near the guest parking spaces. The code will direct your guest to the online registration system. Please make sure your guests are aware of this procedure to avoid any potential issues.
Guest Parking Limitations:
Each unit is allocated 360 hours per calendar month for guest parking. Additionally, each guest is allowed to register up to 15 times per 30-day calendar period. These limitations ensure flexibility for your visitors while maintaining fairness and accessibility for all residents.
Enforcement Policy:
Please be advised that vehicles with three or more violations within a 365-day period will be towed. The 365 days begin with the first violation and are not reset at the start of the calendar year. This policy is in place to maintain fairness and avoid misuse of guest parking spaces.
Failure to comply with these regulations will result in the vehicle being towed. Our towing partner is Western Towing, and they can be reached at 619-297-8697 or 619-296-2211. Contact information is also posted near the pool entrance for your reference.
SecurIT Patrols:
Please be reminded that SecurIT patrols our community daily, including the guest parking areas, to ensure compliance with these parking rules. Any violations will be monitored and enforced.

New Compost Organics Bin & Recycling Guideline
In compliance with recent state mandates, we are pleased to announce that a compost organics bin will be delivered to Tribeca. This bin is designed for the disposal of organic waste, which is a significant step towards reducing our environmental footprint.
In addition to introducing the organics bin, we would like to take this opportunity to remind everyone about the correct use of our recycling bins. It is crucial to ensure that only recyclable materials are placed in these bins to avoid contamination.
Please remember that any contamination or overage in the bins results in extra charges to the HOA. These additional costs, if incurred frequently, may lead to an increase in monthly dues for all homeowners. Therefore, proper waste sorting and disposal is not only an environmental responsibility but also a financial one.

Overfilled Dumpsters – Increasing Costs to HOA
It has been noted that the community dumpsters are frequently overfilled. While we understand that this may occur unintentionally, it is crucial to be aware that when the dumpsters are overfilled, the refuse company charges extra fees.
These additional charges have a direct impact on the Association’s budget. As a result, it may lead to an increase in HOA dues to accommodate the extra costs incurred. We strive to keep monthly dues as reasonable as possible and to prevent any unnecessary increases, it is essential that we all contribute to proper waste management.
We kindly ask all residents to be more mindful of the available space in the dumpsters before disposing of their trash. If you find that a dumpster is full, please consider holding on to your trash until there is room for it. This small act can significantly help in maintaining the community’s cleanliness and controlling the budget.

Balcony Project
As you may be aware, Tribeca is currently working on a balcony coating/repair project to be in compliance with SB 326 which ensures balconies are safe for use.
EmpireWorks is not able to give an exact date for each unit at this time, but will post notices to the unit with specifics as your coating/repair date approaches. This will give you enough time to remove all items from your balcony. So be on the lookout for those notices!
