Upcoming Fire Sprinkler Inspections

Dear Tribeca at Spectrum Residents,

Tribeca has contracted with Cosco Fire Protection to perform the mandatory Annual Fire Sprinkler inspection and testing on May 8 and 9, 2023.  This testing and inspection is required by Title 72. Cosco will be inspecting and testing the fire alarms and sprinklers within the units. Access for this inspection is necessary and mandatory per fire code. Please arrange to provide access to your unit for the scheduled timeframe. You may be present yourself or arrange to have a friend or family member present. Please note that failure to comply may result in an additional site visit, which may be charged to the Unit.

Cosco will be on the property from 8:00 am – 4:00 pm each day. Please be aware that the fire alarm horns will sound intermittently throughout the inspections. Inspections are done in sequence, from one unit to the next, unit by unit until all units have been inspected. No jumping from unit to unit or between buildings as this slows the process and leaves room for errors on reports.

Happy New Year!

The 2023 budget mailer outlining the 2023 budget was mailed to all owners at the end of November. The budget reflects an increase in assessments for the 2023 fiscal year.

As a helpful reminder to all owners, please update your bank information/auto-pay (if you are set up on auto pay with your personal bank). If you use the Resident Portal auto pay though Revo, it will automatically pull the new amount from your selected account.

In all cases of payment, make sure you send in the correct assessment amount in order to avoid unnecessary late fees.

2023 Budget Approved!

The Board approved the Association’s 2023 budget during the last Open Meeting held on October 26, 2022. Budgets will be mailed to membership in November.
